Extraction of chronological sequence pattern by using self-organizing map - Analysis of work style based on the working time-budget survey

    2015   Architecture Institute of Japan

    Winner : Daisuke Matsushita

     View Summary

The purpose of this paper is to analyze a knowledge worker's work style. When, where, what kind of work, with whom a worker of a certain status engaged is conducted by a time-budget survey.
The relationship between a worker's status and his work style is indicated in the result.
A higher-ranking worker tends to stay within an office shorter, to have a meeting longer, to work alone shorter in shorter continuous working time. Worker's line of work and line of business are classified into three categories, which are type of within office, type of outside office and type of intermediate. Each category presents characteristic work style.

Development of nursing activities measurement method with ultrasound positioning

2012   Okayama Research Park Incubation Center

    Winner : Daisuke Matsushita

     View Summary

The ultrasound positioning technology used makes it possible to collect the data of the nursing activities consecutively for one week in the respiratory disease center of the Showa University Hospital.
The total of 142 person-day and 1,464 person-hour of nursing traffic line data were collected. The nursing activities were visualized in motion picture, and the room-to-room movement patterns were visualized in network models. Analysis of the data clarified the length of stay according to place, the length of traffic line of each nursing staff. According to the nurses' attributes, the resultant data showed the characteristic nursing activities.

  • Correlation between building attributes and room rates for private home rentals converted from quaint old houses in Osaka City through a hedonic approach

    Rei Kondo, Daisuke Matsushita

    Japan Architectural Review, Architectural Institute of Japan  4 ( 2 ) 382 - 390 2021.04  [Refereed]

     View Summary

Two groups of hedonic price models were constructed, one for quaint old private home rentals and the other for non-quaint old private home rentals. In the case of quaint old private home rentals, a higher presence of traditional design corresponded to higher room rates. On the other hand, in the case of non-quaint old private home rentals, closer distances to a train station and higher roadside land prices corresponded to higher room rates. A potential market was found for private home rentals of homes converted from old houses that had lost their market value as residences.

  • Correlation between building attributes and room rate of private home rentals converted from quaint old houses in Osaka city using hedonic approach

    Rei Kondo, Daisuke Matsushita

The Architectural Institute of Japan’s Journal of Architecture and Planning  85 ( 778 )  2020.12  [Refereed]

     View Summary

In Osaka City, more than 20% of old private houses over 50 years old are destroyed every five years. Considering the historical and cultural value of old houses, they should ideally be maintained and inherited, however, it would not be sustainable if the owners or the governments are forced to pay the cost. Converting old houses into private home rentals may open new avenues for use of the unused buildings by discovering their potential values. The loss of old houses would be curbed if owners realized that converting old houses, which have low value as residence due to their age, inferior performance and location, to private home rentals would improve their marketability.
We derived the relationship between building attributes and room rates for detached old private home rentals with traditional appearance estimated to be over 50 years old (quaint old home rentals) and for detached private home rentals without traditional appearance (non-quaint old private home rentals), using a hedonic approach.
It is assumed that private home rental’s room rates consist of location, land value, size, distance to the nearest station, the level of concentration, and the level of presence of traditional designs. Two groups of hedonic price models are constructed, one for quaint old private home rentals and the other for non-quaint old private home rentals.
By comparing the obtained hedonic price models, we discuss the relationship between market value and building attributes of quaint old and non-quaint old private home rentals.
In the case of quaint old home rentals, the higher the level of existence of the traditional design, the higher the room rates, and in the case of non-quaint old home rentals, the closer the distance to the nearest station and the higher the roadside land price, the higher the room rates. In the real estate market, the older and the worse location a property is built, the lower the value is assessed. In the case of quaint old home rentals, even if the size and location of the houses are inferior, the higher the level of traditional design remains, the higher the room rates. A potential market value was found in the private home rentals converted from old houses that had lost those market value as residences. The significance of this paper is that it contributes to the free-will stock utilization toward the maintenance and succession of the existing old houses.

  • Identification of indoor behavior of assisted-living resident measured with millimeter-wave radar

    The AIJ Journal of Technology and Design  62 ( 64 ) 1258 - 1263 2020.10  [Refereed]

     View Summary

A resident’s behavior was continuously measured with millimeter wave radar for a week at unit-type nursing home for the elderly. Sleep and wandering behaviors that could not be known by visiting were identified. By combining the behavior measurement system that can continuously grasp resident’s position and posture and visits by care staff, the behavior of the resident at night can be grasped more accurately while reducing the burden on the staff. This method was shown to contribute more effectively to improve the quality of elderly life and reducing the burden of nursing care work compared to the conventional monitoring methods.
